Why Convert Your Garage?
A garage conversion transforms an underused, often cold storage space into a fully habitable room — insulated, heated, lit and finished to the same standard as the rest of your home. It is one of the most cost-effective ways to add living space because the walls, floor slab and roof already exist.
Common uses include additional bedrooms, home offices, gyms, playrooms, utility rooms, home cinemas and ground-floor accessible bedrooms with en-suites for elderly relatives or family members with mobility needs.
At TEMBOK, we convert attached and integral garages across Kent. We handle structural modifications, insulation, damp-proofing, flooring, electrics, heating and internal finishing — delivering a room that feels like a natural part of your home.
Most garage conversions do not require planning permission under Permitted Development Rights, provided the work is internal and does not significantly change the external appearance of your property. We confirm this at the feasibility stage and manage all building control applications.
Why This Matters
What Your Garage Is Actually Costing You
Research consistently shows that fewer than 30% of UK garages are used to park a car. The remaining 70% serve as cluttered storage areas — holding items that could be stored more efficiently in purpose-built internal or external solutions.
Meanwhile, families struggle with insufficient living space. Children share bedrooms. Parents work from kitchen tables. Home gyms are crammed into spare corners. The space exists — it is just being wasted behind a garage door.
An unconverted garage is also a thermal liability. The garage door and uninsulated walls create a cold bridge that cools the adjacent rooms in your house, increasing heating bills throughout winter.
A properly converted garage eliminates the cold bridge, adds a fully insulated room to your home, and typically increases property value by 10–15%. The return on investment is among the highest of any home improvement project.
Our Process
How We Convert Your Garage
Feasibility & Design
We survey the garage, check floor levels, assess damp-proofing requirements and confirm planning/building control requirements. We create a layout and specification tailored to your intended use.
Building Control Application
We prepare and submit building control applications covering structural, thermal, ventilation and fire safety requirements.
Structural & Weatherproofing Works
Garage door replaced with a new wall section (brick, block or insulated frame). Floor insulated and levelled. Walls insulated. New window or glazing installed.
Services & First Fix
Electrical circuits, heating (radiators or underfloor), plumbing (if applicable) and ventilation installed. Stud walls and ceiling constructed.
Finishing & Handover
Plastering, joinery, flooring, decoration and final building control inspection. Your new room is completed to a turnkey standard.
What You Get
Why a Garage Conversion Makes Sense
Most Affordable Space Addition
The walls, slab and roof already exist. A garage conversion typically costs 40–60% less than a new extension of equivalent size.
No Planning Permission (Usually)
Most garage conversions fall under Permitted Development and do not require planning permission. We confirm this at the feasibility stage.
Fast Completion
Typical garage conversions take 3–4 weeks — significantly faster than extensions or loft conversions.
Minimal External Disruption
No major groundworks, no scaffolding and no structural changes to your roof. The work is largely internal.
Improved Energy Efficiency
Replacing the garage door with an insulated wall section and adding proper insulation throughout eliminates the cold bridge that costs you money every winter.
Flexible Use
The converted space can serve any purpose — bedroom, office, gym, playroom, utility room or accessible ground-floor living.
Garage Conversion Services in Detail
Garage Door Replacement: The existing garage door is removed and replaced with a fully insulated wall section built to match the existing masonry. We install windows or glazed doors to bring natural light into the space. The external finish is matched to the existing brickwork or render.
Floor Insulation & Levelling: Garage floors are typically lower than internal floor levels. We install insulation (rigid foam boards), a damp proof membrane and a levelled floor structure — either screed or timber — to bring the floor up to the level of adjoining rooms.
Wall & Ceiling Insulation: External walls are dry-lined with insulated plasterboard or insulation batts behind stud framing. Ceilings are insulated where the garage roof is not thermally connected to the main house.
Heating Solutions: Options include extending your existing central heating system with additional radiators, installing electric underfloor heating, or fitting wall-mounted electric heaters. We recommend the most efficient solution based on the room's use and your existing system.
Electrical Installation: New lighting circuits, power sockets, data points and any specialist requirements (home office networking, gym equipment power) are installed and certified to current regulations.
En-Suite or Wet Room Addition: For garage conversions used as bedrooms, we can include a fully plumbed en-suite bathroom or shower room with WC, basin, shower and heated towel rail.
We deliver garage conversions throughout Kent including Cranbrook, Staplehurst, Headcorn and Maidstone.
