Structural Engineering
Structural calculations for foundations, steelwork, lintels and connections. Building control application submitted with full engineering details.
Groundworks & Foundations
Excavation, foundation pouring, drainage connections and damp-proof courses. All inspected and signed off before the superstructure begins.
Structural Build
Walls raised, steel beams installed, roof constructed, windows and doors fitted. The extension is made weathertight and connected to the existing building.
Internal Completion
Insulation, plumbing, electrics, plastering, joinery, flooring, kitchen or bathroom installation (if applicable), decoration and final building control sign-off.

Extension Types We Build
Single-Storey Rear Extensions: The most common extension type, adding a kitchen-diner, family room or living space at the rear of your property. Under Permitted Development, you can extend up to 4m from a detached house or 3m from a semi-detached/terraced house without planning permission (or 6m/8m under prior approval).
Side Return Extensions: Ideal for terraced and semi-detached properties with narrow side passages. A side return extension opens up the ground floor by incorporating the side alley into the kitchen or living space, creating a wider, brighter room.
Wrap-Around Extensions: Combining a rear and side extension to maximise ground floor space. Wrap-arounds create large, open-plan kitchen-living-dining areas and are particularly effective on corner plots or properties with generous gardens.
Two-Storey Extensions: Adding space on both ground and first floors simultaneously. Two-storey extensions typically require planning permission but offer the best space-per-pound value, adding both living space and bedrooms/bathrooms.
Orangeries & Garden Rooms: Flat-roofed extensions with roof lanterns, combining the open feel of a conservatory with the thermal performance and solid construction of a traditional extension. Suitable as kitchens, dining rooms or living spaces.
Connecting to Existing Structure: The junction between the extension and the existing building is critical. We properly tie new walls into existing masonry, install cavity trays and flashings to prevent water ingress, and ensure the damp-proof course is maintained continuously.
