Single storey extension planning and building

A single storey extension adds space at ground level, but its value depends on how that space joins the house. Start with the rooms you want to improve, not simply the distance the new walls project into the garden.

Make the old and new rooms work together

A rear extension can create a larger kitchen, dining space or separate room, but adding floor area does not automatically solve circulation. Look at the route from the front door, the position of existing internal doors and the connection to the garden. A room left in the middle of a deeper plan may lose daylight. The proposal needs to address that retained space as carefully as the new extension, using openings and a layout that make the whole ground floor understandable.

For a kitchen project, decide the working layout before the glazing is fixed. Tall storage, appliance positions and the route around a table all compete for wall space. A large door across the rear elevation may suit one arrangement and leave another short of usable storage. If the extension is intended as a living room instead, privacy, furniture placement and the connection to the existing kitchen may take priority over maximising the opening.

Choosing a pitched roof or a flat roof

A pitched roof single storey extension can relate to the shape of the original house, but its ridge, eaves and junction with upstairs windows must fit the available elevation. A flat roof arrangement offers a different profile and can accommodate rooflights where appropriate. Neither choice should be made from a photograph alone. The section drawing shows the finished ceiling height, insulation build-up and the weathering detail where the extension meets the existing wall.

Rainwater drainage is part of the roof decision. Gutter positions, outlets and the route to the drainage system should be coordinated with doors, garden levels and any side access. Rooflight positions should also reflect the room below rather than being evenly spaced for appearance only. A light over a circulation area serves a different purpose from one over a kitchen worktop. The roof and interior lighting plan should be discussed as a connected design.

Rear extension or side return?

A rear extension uses space behind the house, while a side return scheme uses the strip beside part of it. The useful choice depends on which existing room needs widening, how much garden you want to retain and the boundary relationships. A narrow side addition can change a kitchen’s proportions without creating a deep rear room. Conversely, a rear addition may provide the separate zone a household needs. Combining them becomes a wrap-around brief with its own roof and structural junctions.

The building scope must include more than the shell. Foundations, drainage, openings, floor levels, heating, electrics and the final finishes all contribute to a usable room. Planning requirements depend on the property and proposal, while building regulations address the construction. Tembok can consider the arrangement at a free site visit and provide a written quote. Bring any existing drawings and explain what is not working now so the proposal is based on the household’s needs rather than an assumed layout.

Single Storey Extensions — frequently asked

Is every single storey rear extension permitted development?

No. Eligibility depends on the building, location, previous additions and the proposed dimensions and position. Conditions or local restrictions can remove rights, so the planning route needs checking for the actual property.

Can a flat roof extension have a high ceiling?

Ceiling height depends on the permitted external profile, floor level and roof construction. A section through the proposal is the practical way to compare headroom without overlooking insulation or drainage.

Does a single storey extension need structural steel?

It may do where openings or the chosen span require support. The structural design establishes what is needed; the extension type alone does not determine the size or number of beams.

What should be included in the build quote?

Check the shell, drainage, roof, windows, existing-house opening and room finishes. Kitchen supply, flooring and decoration should be clearly included or identified separately so the completed scope is understood.
