    Types of Loft Conversion We Build

    Velux (Rooflight) Conversions: The simplest and most cost-effective option. Roof windows are installed into the existing roof slope without altering the external structure. Ideal for homes with sufficient existing head height. No planning permission required in most cases.

    Dormer Conversions: A flat-roofed or pitched-roofed dormer extends from the rear roof slope, creating additional floor area and full standing head height. This is the most common conversion type and is usually permitted development. We build box dormers, shed dormers and gable-fronted dormers.

    Hip-to-Gable Conversions: For homes with hipped (sloped) side roofs, we extend the roof to a vertical gable wall — significantly increasing usable floor space. Often combined with a rear dormer for maximum room size.

    Mansard Conversions: The rear roof slope is replaced with a near-vertical wall and a flat top section, creating maximum headroom and floor area. Mansard conversions require planning permission but offer the largest space gain.

    Staircase Design & Installation: The staircase is often the most critical element of a loft conversion. We design staircases that comply with building regulations (headroom, pitch, width) while minimising the impact on the floor below. Options include straight flights, quarter turns, winder stairs and alternating tread stairs where space is limited.

    En-Suite Bathrooms: We install fully plumbed en-suite bathrooms within loft conversions — including shower enclosures, basins, WCs, heated towel rails and underfloor heating. All waste runs are routed discreetly and connected to the existing drainage stack.
