How much head height do I need for a loft conversion?

2.2m measured from existing ceiling joists to the underside of the ridge is the working minimum for habitable space; below that, we'd usually recommend a hip-to-gable or floor lowering.

Do I need planning permission for a loft conversion?

Most loft conversions are permitted development if dormers face the rear and stay within volume limits. Article 4 streets, listed buildings and conservation-area front dormers always need full planning.

Where will the staircase go?

Most converts use the existing landing stack — we run the new stair off the highest existing landing. Where that costs a bedroom, we'll show both options at survey.

Can I have an en-suite in the loft conversion?

Yes — we route waste to the existing soil stack and add a Saniflo only where gravity won't work. Standard build-up is 100mm under floor for pipework.

What's the difference between a dormer and a hip-to-gable?

A dormer adds a box; a hip-to-gable rebuilds a hipped end as a vertical gable, then adds a dormer. Hip-to-gables give the biggest interior but cost £15–25k more.

How disruptive is the loft conversion to daily life?

Weeks 1–4 (scaffold, opening up, weather-tight shell) are loud and visible; weeks 5–10 are mostly internal. You stay in the house throughout.
