Headcorn is a thriving village in the Low Weald of Kent, connected to London by mainline rail and sitting at the junction of the A274 and local lanes. Its mix of historic village centre properties and modern residential developments creates a diverse range of building requirements — and we serve all of them.

From our Biddenden base, we reach Headcorn in approximately 20 minutes. This proximity allows efficient project management, rapid consultations and responsive site oversight throughout construction.

Headcorn's housing stock includes medieval timber-framed houses along the High Street, Victorian cottages, inter-war semi-detached homes and modern developments on the village edges. We have worked on every type, understanding the different construction techniques, materials and planning considerations each presents.

The village sits on the flat clay of the Low Weald — distinctly different ground conditions from the Wealden ridge around Cranbrook and Goudhurst. Our foundation designs account for the specific soil characteristics of this area, preventing the differential settlement that catches less experienced builders.

The Low Weald clay around Headcorn is heavier and more moisture-retentive than the sandier soils further south. This creates specific foundation challenges — standard trench-fill footings may not be sufficient for extensions on ground prone to seasonal volume change. We design foundations to suit the actual ground conditions, often using deeper footings or engineered solutions.

Drainage is a persistent concern in the Low Weald. The flat topography and clay soils create slow natural drainage, and many Headcorn properties experience waterlogged gardens during winter. Extension groundworks must incorporate proper drainage solutions to prevent water issues affecting the new and existing structures.

Headcorn's older timber-framed properties along the High Street require the same specialist treatment as any Wealden historic building. Lime mortars, breathable finishes and flexible construction detailing are essential. But equally, the post-war and modern properties in the village present different challenges — cavity wall issues, flat roof failures and inadequate insulation.

Many Headcorn homes were built in the 1960s–1980s with building standards that have since been superseded. These properties often benefit most from comprehensive renovation — updating insulation, replacing windows, upgrading heating systems and modernising kitchens and bathrooms as a coordinated programme.
