Building Your New Home from the Ground Up
A new build is your opportunity to create a home designed precisely for your lifestyle — not adapting to someone else's layout decisions. From plot assessment and planning through to foundations, structure, services and finishing, every element is built to your specification.
At TEMBOK, we deliver new build projects across Kent for homeowners, developers and landowners who want quality construction without the complexity of managing multiple contractors. We coordinate every trade, manage building regulations compliance and maintain the build programme from start to completion.
Whether you are building a single dwelling on a garden plot in Cranbrook, constructing replacement homes in Tenterden, or developing a small residential scheme in Ashford — we bring the same attention to detail and structural integrity to every project.
Our approach combines traditional building craft with modern construction methods and materials. The result is homes that are thermally efficient, structurally robust, beautifully finished and designed to meet or exceed current Building Regulations.
Why This Matters
What Goes Wrong with Poorly Managed New Builds
The most common problems with new builds stem from poor project management and cutting corners on materials. Rushed timelines lead to inadequate drying times for concrete and plaster, causing cracking and movement after completion.
Hiring the cheapest contractors often results in poor waterproofing at vulnerable junctions — where roofs meet walls, where extensions join existing structures, and around window and door openings. These failures create persistent damp problems that are expensive to trace and repair.
Inadequate foundations cause settlement cracking within the first few years. Poorly specified insulation fails to meet thermal performance targets, resulting in higher energy bills and cold spots. Cheap fixtures and fittings deteriorate rapidly, requiring early replacement.
A well-managed new build with proper specifications, appropriate materials and skilled trades avoids all of these issues. The additional investment in quality construction delivers a home that performs efficiently and requires minimal maintenance for decades.
Our Process
How We Build Your New Home
Consultation & Planning
We discuss your vision, review architectural plans, assess the site and advise on buildability, budget and timeline. If planning permission is needed, we coordinate with architects and planning consultants.
Site Preparation & Foundations
Groundworks, drainage, foundation excavation and pouring. All work inspected and signed off by building control before progressing.
Structural Build
Walls, floors, roof structure, windows and external doors installed. The building is made weathertight with all structural elements completed to specification.
First Fix Services
Plumbing, heating, electrical and carpentry first fix installed before plastering. All hidden services are tested and documented.
Second Fix & Finishing
Plastering, second fix carpentry, kitchen and bathroom installation, decoration, landscaping and final building control sign-off. Handover with all documentation and warranties.

New Build Services in Detail
Foundations & Groundworks: We work with structural engineers to design appropriate foundation systems — strip foundations, trench fill, raft foundations or piled foundations depending on ground conditions. All drainage, service connections and below-ground waterproofing are completed before the superstructure begins.
Masonry & Timber Frame Construction: We build using both traditional masonry (brick and block cavity walls) and timber frame methods. The construction method is selected based on design requirements, thermal performance targets, site constraints and budget.
Roofing: Cut timber roofs, prefabricated truss roofs, flat roofs and combinations. We install tiles, slates, lead detailing, ridge systems, fascias, soffits and rainwater goods to complete a weathertight building envelope.
Windows & External Doors: We install high-performance windows and doors — uPVC, aluminium, timber or composite — with proper cavity closers, damp proof course integration and sealed thresholds.
Mechanical & Electrical Services: Complete plumbing, heating and electrical installations by qualified trades, certified and tested to current regulations. Options include underfloor heating, smart home wiring, mechanical ventilation and renewable energy preparation.
Interior Finishing: Plastering, internal joinery, kitchen installation, bathroom fitting, tiling, decoration and flooring. Every room completed to a turnkey standard.
We deliver new builds across Kent including Cranbrook, Tenterden, Ashford and surrounding areas.
