Cost guide
Self build costs: what shapes the budget
Self build costs are shaped long before anyone is on site. The plot, the design, the ground conditions and the way you choose to manage the build all set the budget, and the finish inside adds the final layer. Understanding each part helps you compare quotes properly and decide where your money matters most.

The plot sets the starting point
A self build begins with the land, and the land brings costs of its own. Access for deliveries and machinery, the slope of the site, existing trees, and the distance to water, drainage and electricity connections can all add work before the house itself starts. A plot without a mains sewer may need a treatment plant. A narrow lane may mean smaller deliveries and more handling. These items vary so much between plots that they deserve their own line in any budget.
Ground conditions decide the foundations. Clay soils, nearby trees, made ground or a high water table can call for deeper or engineered foundations rather than simple strip footings. A site investigation and the structural engineer’s design give a firm basis for this part of the cost, which is otherwise one of the hardest to predict.
The main parts of a self build budget
| Element | What drives it |
|---|---|
| Design and approvals | Architectural drawings, planning, building regulations, structural design and surveys |
| Groundworks and foundations | Soil type, slope, trees, drainage and access to the plot |
| Structure | Masonry, timber frame or oak frame, and the complexity of the shape |
| Roof | Pitch, covering material, dormers, rooflights and the number of junctions |
| Services and connections | Water, sewer or treatment plant, electricity and the heating system chosen |
| Windows and doors | Size of glazed openings, frame material and performance |
| Internal fit-out | Kitchen, bathrooms, staircase, joinery, flooring and decoration |
Design choices that move the figure
The shape of the house affects cost as much as its size. A simple rectangular plan with a straightforward pitched roof uses materials efficiently and is quicker to build. Every corner, change of roof level, dormer or large span of glazing adds structure, detailing and labour. That does not mean a self build should be plain, but it is worth knowing which features carry the most cost so you can decide which ones you really want.
The construction method is another early decision. Traditional masonry, timber frame and oak frame each have different lead times, site sequences and finishes, and each suits some designs better than others. Energy performance also shapes the budget: higher insulation levels, airtightness and the choice of heating, such as a heat pump with underfloor heating, cost more at the outset but affect how the house performs for decades.
Self build costs per m2 and why they vary
A self build cost per m2 is a useful way to sense-check a design, but only if two figures are measured on the same basis. One may include the plot, fees, external works and connections; another may cover only the building shell. Specification changes the picture again. Compare like with like by asking exactly what an area-based figure includes, and rely on a written quote for the house you are actually planning.
The same applies to a self build extension. Managing an extension yourself can look cheaper on paper, but coordinating trades, ordering materials in the right sequence and dealing with building control inspections all take time and experience. Many self builders choose a single builder for the shell and structure, then take on finishing work themselves or in stages.
Costs self builders often miss
Include these when you build up the budget:
- Site investigation, topographical survey and any ecology or tree reports the council asks for.
- Temporary power, water, welfare facilities and site security during the build.
- Scaffolding hire for the full roofing and external works period.
- Driveways, paths, landscaping, fencing and drainage outside the house.
- Building control inspections and completion certificates.
- A contingency for ground conditions and changes made during the build.
How to get a reliable figure
- Step 1
Gather the plot information
Collect the planning consent, drawings, site survey and any ground investigation.
- Step 2
Decide how the build will be run
Choose between one builder for the whole project, a weathertight shell, or packages you manage.
- Step 3
Book a site visit
A free site visit lets access, levels and services be seen rather than estimated.
- Step 4
Compare written quotes
Check every quote covers the same scope, from groundworks to finishes and external works.

FAQs
Common questions
What affects self build costs the most?
The plot and its ground conditions, the shape and size of the design, the construction method, the services that must be connected and the level of finish inside all have a large effect on the budget.
Is a cost per m2 reliable for a self build?
Only as a rough check. Area-based figures vary depending on whether they include the plot, fees, connections and external works, so a written quote for your specific design is far more dependable.
How long does a self build take?
Design and approvals come first, followed by groundworks, the structure, the roof and the fit-out. The build programme depends on the size of the house, the construction method and material lead times.
Can I manage part of a self build myself?
Many self builders appoint a builder for the structure and weathertight shell, then manage finishing trades or work themselves. Agree clearly where the builder’s scope ends before work starts.
How do I choose a builder for a self build?
Look for a builder who will visit the plot, review the drawings and provide a written quote that sets out each stage, so you can compare like with like and see exactly what is included.
