    Building Regulations Changes 2026: What Kent Homeowners Need to Know

    2026 brings significant updates to the Building Regulations that will affect most construction and renovation projects across Kent. Here's what you need to know before starting your next build.

    Part L (Conservation of Fuel and Power) is seeing further tightening. New extensions and conversions must now achieve even higher thermal performance standards, which means better insulation, higher-performance glazing and more efficient heating systems.

    Part F (Ventilation) updates require improved mechanical ventilation in new and converted spaces. If you're planning a loft conversion or extension, expect to include MVHR (Mechanical Ventilation with Heat Recovery) systems as standard rather than relying on trickle vents alone.

    Part S (Infrastructure for Charging Electric Vehicles) now applies more broadly. If your project includes a new or altered parking space — even with a garage conversion — you may need to install EV charging infrastructure.

    For homeowners, the practical impact is modest but important: expect slightly higher build costs (typically 3–5% more) due to improved materials and systems, but benefit from lower running costs and a more comfortable, future-proofed home.

    The good news? These changes don't affect permitted development rights. Most loft conversions, single-storey extensions and garage conversions can still proceed without planning permission — you'll just need to meet the updated Building Regulations standards.
