Victorian terraces: the same five projects, again and again

Victorian terraces were built to a repeating plan, so they fail and get improved in repeating ways. If you own one, your project is almost certainly one of five well-trodden jobs.

That is good news for cost certainty and bad news for anyone hoping their party wall and access constraints will be unusual.

The five recurring projects

Do I need a party wall agreement?

For work to or near the shared wall, including beams bearing into it and excavations near a neighbour's foundation, almost always yes.

Can I extend without side access?

Yes, it just changes the logistics and the price. Materials and waste move through the house, which needs planning and protection.

Is a loft conversion possible in a terrace?

Usually, with a rear dormer, subject to head height at the ridge and the stair position. Front elevation changes are more sensitive.

Why is my terrace damp at the back?

Commonly a combination of raised ground levels, a rendered rear addition and poor rainwater goods rather than any failure of a damp course.
