In a warm roof, the insulation is above the deck and the structure stays warm and dry. In a cold roof, insulation sits between the joists and the timbers above it are cold, so the space has to be ventilated.
Why warm roofs became standard
Cold roofs rely on continuous ventilation working perfectly for the life of the building. In practice, insulation gets pushed into the void, vents get blocked, and condensation forms on the underside of the deck.
A warm roof removes that risk by keeping the structure on the warm side of the insulation. It also makes it far easier to achieve current thermal standards without deep joists.
The height penalty
A warm roof adds its insulation thickness above the existing deck, which raises the finished level. On an extension against an existing window or a door head, that can be the deciding constraint.
Options are to accept the raised level, to deepen the structure, or on a loft conversion to combine insulation between and under the rafters with careful vapour control. Each has a cost and a headroom consequence.
Getting it right in a loft conversion
Headroom is always the scarce resource. Insulating over the rafters gains internal height but means lifting the covering; insulating between and under keeps the roof intact but eats into the room.
In both cases the vapour control layer must be continuous on the warm side, and it must be properly detailed around downlighters, service penetrations and junctions. That is where most conversions leak heat and moisture.
