Quality of the original conversion
Conversions carried out decades ago, particularly before current insulation and building control standards, sometimes used detailing that wouldn't be accepted today — insufficient ventilation in roof voids, poorly detailed junctions between old brickwork and new floors, or heating systems undersized for the volume involved. A survey should identify where the original conversion falls short of current expectations.
This isn't a reason to avoid the purchase, but it does mean budgeting for remedial work that a straightforward period house of the same price might not need.
Damp in solid roundel walls
Solid, uninsulated brick roundel walls read differently on a damp meter than modern cavity construction, and a surveyor unfamiliar with oast houses can misinterpret normal moisture behaviour as a defect. Genuine problems more often relate to failed pointing, blocked or missing rainwater goods around a complex roofline, or ground levels built up against the base of the roundel over the years.
Ground level against the roundel base is worth checking specifically, since raised external ground bridges the damp-proof course in a way that's easy to miss on a quick inspection.
Listed status and what's already been altered
Many oasts are listed, sometimes as part of a group with the adjoining farmhouse or barn, and it's worth establishing exactly what the listing covers before exchange. Alterations made during conversion without listed building consent, if any occurred, become the new owner's problem to resolve.
Checking the planning history for the property, alongside the survey, gives a clearer picture of what was actually consented versus what may need regularising after purchase.
