Condensation and mould in the loft: what's driving it

Homeowner finds frost, droplets or mould in the loft and wants to know why.

You go up to get the Christmas decorations and the underside of the roof is beaded with droplets, or in winter, frosted white. Cardboard boxes near the eaves have gone soft and spotted with mould. None of this looks like a leak from outside — it doesn't correspond to rain, and it's often worse in cold, still weather rather than wet weather.

That pattern is the giveaway. This is warm air from inside the house reaching cold roof timber and condensing, not water coming in from above.

Why the symptom looks the way it does

Warm air holds more moisture than cold air. Once it rises into a cold loft and touches the underside of cold roofing felt or roof timber, it can't hold that moisture any longer and it condenses out as droplets, or frost when temperatures are low enough. The pattern being worse in cold, still conditions rather than wet ones is the clearest sign this is condensation, not a roof leak.

The likely causes, in order

The first two are the most common by far, and both are things people do with good intentions — pushing extra insulation right up to the eaves to save on heating, or running a bathroom fan duct the shortest possible route into the loft rather than out through the wall or roof.

  • Insulation stuffed hard into the eaves, blocking the ventilation gap that's meant to let outside air sweep through the loft
  • A bathroom extract fan ducted straight into the loft space instead of terminating outside
  • Downlights and a loft hatch that aren't sealed, letting warm moist air leak up from the room below
  • An impermeable roofing felt with no ventilation path built in to compensate

How to check which applies

Go up on a dry day and look along the eaves — if insulation is packed tight against the roof slope with no visible gap for air, that's blocking ventilation. Follow the bathroom extract duct with a torch to see where it actually terminates; if it just stops in the loft rather than continuing to an outside vent, that's pumping moist air directly into the roof void every time the fan runs.

Check the loft hatch for a seal and insulation on its own; an unsealed hatch is a surprisingly large air leakage path on its own. Downlights recessed into the ceiling below without fire-and-air-seal covers do the same thing on a smaller scale, spread across several fittings.

Why it's worse in winter than any other season

Condensation forms because of the temperature difference between warm, moist household air and cold roof timber, and that difference is at its largest in winter. On a cold, still night the underside of the roof felt can be well below freezing while the air rising from a heated house below is warm and carrying plenty of moisture from cooking, bathing and simply breathing. That combination is exactly what produces the heaviest frosting and dripping, which is why the problem is often barely noticeable in summer and obvious by December.

Still, windless conditions make it worse again, because any ventilation that does exist at the eaves relies partly on wind movement to actually shift air through the loft. A run of cold, calm nights in a row, with the heating on constantly below, is the classic pattern behind the worst loft condensation reports we see.

What a proper repair quote should itemise

A quote worth trusting names the specific air leakage paths it's addressing, not just 'improve loft ventilation' as a single line. That means it should separately itemise clearing and, where needed, tray-lining the eaves, tracing and re-routing any extract fan duct that terminates in the loft, sealing and insulating the hatch, and fitting fire-and-air-seal covers to downlights if any are present. Each of those is a different job with a different cost, and a quote that bundles them into one vague figure makes it hard to know what's actually being done.

It should also say what happens if more than one cause is found once the loft is properly inspected, rather than assuming a single fix in advance. Loft condensation is frequently the result of two or three contributing factors together, and a quote that only prices for one of them risks leaving the problem only partly solved.

Common questions

Is loft condensation dangerous to the house?+

Left long enough, sustained condensation rots rafter feet and ceiling joists and encourages mould that can affect indoor air quality. It's not an emergency, but it's worth fixing before it causes timber decay.

Why is it worse in cold weather rather than when it's raining?+

Because it's driven by temperature difference, not rainfall — the colder the roof timber gets relative to the warm moist air below it, the more condensation forms. A wet-weather pattern would point to an actual roof leak instead.

Could it be both condensation and a small roof leak at the same time?+

Yes, and it's worth ruling out a genuine leak alongside the ventilation issue, particularly if staining appears in one specific spot rather than generally across the loft. A visual check of the roof covering from inside the loft usually clarifies this.
