
Lime plaster and render don't behave like modern gypsum or cement finishes — they keep hardening slowly over a long period through a process called carbonation, and they're deliberately flexible enough to move with a timber frame or settling solid wall without cracking.
That flexibility is the whole point, but it also means lime needs to be maintained and repaired on its own terms, not treated like a modern finish that just needs occasional redecoration.
How it behaves over 10 to 20 years
Lime plaster continues to carbonate — hardening as it absorbs carbon dioxide from the air — for a long time after it's applied, meaning its exact character can still be developing years into its life, particularly in less-ventilated areas.
Over a decade or two, a well-applied lime finish on a suitable wall stays largely intact, tolerating the ordinary seasonal movement of a timber frame or the settlement of an old solid wall that would crack a rigid cement render.
Maintenance that keeps it working
Decorate only with breathable, mineral-based or lime-compatible paints — a standard modern vinyl emulsion or plastic paint seals the surface and defeats the entire purpose of specifying lime in the first place.
Repair any cracks that do appear using like-for-like lime material rather than a quick-fix filler, so the repair moves and breathes the same way as the surrounding original coating.
Keep an eye on external lime render for erosion at exposed corners and cills, since these areas take the most weathering and are usually the first to need attention.
Early warning signs
Fine, evenly distributed hairline cracking across a lime surface is largely normal and part of how the material cures and moves — it's not automatically a defect.
A patch of render that sounds hollow when tapped, or that's visibly bulging away from the wall, is a sign of debonding that needs attention before it drops off.
Damp staining reappearing on a wall that's been correctly lime plastered points to a moisture source elsewhere — a leaking gutter, bridged damp-proof course or rising ground level — rather than a failure of the lime itself, since lime is designed to let moisture through rather than hold it.
The damage cement patching causes
The single most damaging thing that happens to lime-plastered walls is a well-meaning repair using cement-based filler or render patched into a lime surface — cement is rigid and impermeable, so it cracks at its edges with the wall's normal movement and traps moisture behind it in the surrounding lime.
Once a cement patch is in place, it often pushes the moisture problem sideways into the adjacent original lime, causing damp and spalling around the patch rather than at the patch itself — which is why some damp issues in period buildings trace directly back to a previous 'repair'.
Any patch on a lime wall, however small, should be lime-based and matched to the surrounding coat, not filled with whatever's quickest to hand.
Repair versus replace
Localised cracking or minor erosion can be repaired in place with matching lime material, without needing to strip the whole wall.
Where cement patches have caused wider damage — spalling, damp patches spreading from the repair — the cement needs to be carefully removed and the affected area replastered in lime, which is more involved than a simple patch but stops the problem recurring.
A full strip and re-lime is really only needed where the original coat has failed extensively or where inappropriate coatings have been applied over a large area of the wall.

Is hairline cracking in my lime plaster something to worry about?+
Fine, even cracking is a normal part of how lime cures and moves and usually isn't a structural concern. Wider cracks, or cracks concentrated in one area, are worth having looked at to rule out a movement issue in the wall itself.
Can I paint over lime plaster with any paint I like?+
No — modern vinyl or plastic emulsions seal the surface and stop it breathing, which defeats the purpose of the lime and can trap moisture in the wall. Use a breathable, lime-compatible or mineral paint instead.
Someone previously patched my lime wall with cement — is that a problem?+
It can be. Cement patches are rigid and impermeable where the surrounding lime isn't, and they often cause moisture and cracking problems around their edges over time. It's worth having it assessed and, if needed, replaced with a lime repair.
