The staining is usually brown or rust-coloured, appears on the chimney breast wall inside the house, and gets noticeably worse after a spell of wind-driven rain. It can look alarming because of the colour, but the colour comes from tar and soot residue in the brickwork being carried through by moisture, not from anything more serious in itself.

Staining that appears specifically after windy rain, and dries out somewhat in between, points to an external entry point that only lets water in under pressure — typically a flashing or pointing fault. Staining that's more constant, regardless of wind direction, is more often linked to condensation forming inside a flue that's no longer properly ventilated.

- Failed flashing where the stack meets the roof — lead that has lifted, cracked, or was never properly dressed in
- An open, uncapped flue letting rain straight down into the stack
- Hygroscopic salts left in old flue linings from historic coal or wood use, which draw moisture from the air and show as persistent damp patches
- A capped-off flue with no ventilation, trapping condensation inside the stack
How to tell them apart
Check the roof junction first, from ground level with binoculars or from a ladder if it's safe — lifted or cracked flashing is often visible without going on the roof. If the flashing looks sound, the next check is whether the flue is capped and, if so, whether it's vented; an open flue with no rain cowl lets water straight in, while a sealed one with no vent traps condensation instead.
Salt-related staining behaves differently from a fresh leak — it tends to appear as a persistent, powdery-edged patch that reacts to humidity in the room rather than only after rain, and it won't necessarily correspond to any visible external fault at all.
When to bring someone in rather than guess
Working at height on a chimney stack to inspect flashings or flue caps is not something to attempt from a domestic ladder propped against the gutter — it needs proper access equipment and, in most cases, someone experienced working at that height. If the staining is accompanied by any smell of soot or damp air being drawn back into the room, treat the flue as a potential issue and get it checked before using any appliance connected to it.
