It usually starts with the ceiling, not the loft. A hairline crack appears in the bedroom ceiling below, sometimes running along a straight line rather than randomly. Go up into the loft and the boarded floor visibly moves or springs when you walk across it, more than it used to.
The ceiling crack is the symptom that gets noticed first, but it's not the actual problem — it's evidence of movement happening one floor up, in joists that are being asked to do a job they weren't sized for.
Why this happens structurally
Standard ceiling joists in most UK houses are sized to carry the weight of a plasterboard ceiling and its own insulation — nothing more. They're not sized the way a floor joist is, because a floor is expected to carry people, furniture and stored items, and a ceiling isn't. When someone boards over the top for storage, the joists are suddenly being loaded well beyond their design intention, and they deflect.
That deflection is what you feel as spring underfoot, and it's also what cracks the plasterboard ceiling below — the joists moving slightly under load pulls at the plasterboard fixed to their underside.
The likely causes
- Ceiling joists sized only for plasterboard loading, never for foot traffic or storage weight
- Boards laid directly over insulation rather than fixed to the joists properly, which can crush insulation and still transmit movement
- A water tank or other heavy, concentrated load sitting in one spot rather than spread across the structure
- Joists notched or drilled for cables and pipes at some point, reducing their strength further at exactly the wrong spot
How to work out which is the main factor
Check when the ceiling cracks first appeared relative to when the loft was boarded — if they line up, that confirms the boarding itself is the load causing the deflection, not something unrelated. Look at where the springiness is worst; if it's concentrated under a water tank or a specific storage area rather than even across the loft, a concentrated load is contributing on top of the general undersizing.
Have a look at the joists themselves where accessible for any notches or holes cut for pipework or cabling — a joist notched near mid-span loses a disproportionate amount of its strength compared with the same notch near a support.
When to get a structural opinion
Cracking that's widening, or a floor that feels notably more springy than it did a year ago, is worth having looked at by a structural engineer before more weight is added or the area is used more heavily. This isn't something to judge by eye alone if there's any doubt — ceiling joists that have already deflected can continue to do so under sustained loading.

Is it safe to keep using the loft for storage while I get this checked?+
Light, evenly spread items are generally lower risk in the short term, but avoid adding concentrated weight or walking on areas that already feel notably springy until it's been assessed.
Does a cracked ceiling always mean the loft floor is overloaded?+
Not always — ceiling cracks can have other causes, including normal seasonal movement in the building. But a crack that appeared after the loft was boarded, and lines up with where storage sits, is a strong indicator.
Can I tell just by looking whether the joists are strong enough?+
Not reliably — joist depth and span both matter, and what looks like a substantial joist can still be undersized for the span it's covering. It's worth having it measured and checked against what it's actually being asked to carry.
