Choosing the right roofing material for your Kent home affects everything from kerb appeal to long-term maintenance costs. Here's our guide to the most common options.
Clay tiles are the traditional choice across Kent and remain hugely popular. Machine-made clay tiles cost £40–£60 per square metre (materials only), while handmade clay tiles — preferred in Conservation Areas — cost £60–£100+. Lifespan: 60–100+ years.
Natural slate offers a premium, elegant finish. Welsh slate is the gold standard at £80–£120 per square metre, while Spanish slate provides excellent value at £40–£70. Slate roofs can last over 100 years with minimal maintenance.
Concrete tiles are the most affordable pitched roofing option at £25–£40 per square metre. Modern concrete tiles closely mimic clay and slate at a fraction of the cost. Lifespan: 40–60 years.
Flat roofing has improved dramatically. EPDM rubber and GRP fibreglass are the current standards, costing £80–£120 per square metre installed. Both offer 25–40 year lifespans and excellent waterproofing. We no longer recommend traditional felt for flat roofs.
For Kent specifically, we recommend clay or slate for visible pitched roofs (they weather beautifully and suit the local vernacular) and GRP fibreglass for flat roofs on extensions and dormers.
