Bungalow loft conversion

A bungalow loft conversion turns the roof space above a single-storey home into bedrooms, a bathroom or a study. Because the whole house sits under one roof, the stair position and the structure of the ceiling below shape the design more than in a typical two-storey house.

Is your bungalow suitable?

Start by measuring the height from the top of the ceiling joists to the underside of the ridge. Bungalows often have large footprints and, in many cases, a reasonable pitch, which can give a generous area once dormers are added. Low-pitched roofs and trussed rafters are more challenging, because the roof structure may need significant alteration to create usable space. A survey of the roof timbers and the walls that will carry the new loads is the first step.

Detached and semi-detached bungalows raise different questions. On a semi detached bungalow loft conversion, the party wall with the neighbour may carry new steel or timber, which can bring the Party Wall Act into play. Hipped roofs on either type may suit a hip to gable alteration, which squares off the end of the roof to gain space. Our hip to gable page explains how that works.

Finding room for the stairs

In a two-storey house the new stair usually continues above the existing one. A bungalow has no existing stair, so space must be found on the ground floor, often by taking part of a hallway, a small bedroom or a cupboard. The stair needs enough headroom where it arrives under the roof, which often decides where a dormer goes. Planning the downstairs layout and the new rooms upstairs together avoids a stair that solves one problem and creates another.

Fire safety also changes when a bungalow gains an upper floor. Building regulations set requirements for a protected escape route or suitable alternatives, smoke alarms and doors. On an open-plan ground floor, this can affect how the rooms are arranged. These points are agreed with building control as part of the design rather than added at the end.

Dormers, rooflights and the new floor

Rooflights work where there is enough height in the middle of the roof and keep the outline of the bungalow largely unchanged. Dormers add standing room and space for windows and a shower room, and a full-width rear dormer can change the feel of the upper floor completely. Front dormers are more visible from the street and are more likely to need planning permission, as are bungalows in conservation areas or with earlier alterations.

The existing ceiling joists are rarely strong enough to act as a floor, so a new floor structure is usually installed, sometimes with steel beams. Insulation, ventilation and the route for plumbing and heating are planned with it. Loft conversion cost on a bungalow depends on this structural work, the type of dormer, the stair and the finishes. Tembok offers a free site visit to look at the roof, the ground-floor layout and access, followed by a written quote.

Bungalow Loft Conversions — frequently asked

Can every bungalow have a loft conversion?

Not every one. Head height, roof pitch, the type of roof timbers and space for a stair all need checking. A survey shows whether rooflights, dormers or a larger roof alteration would work.

Where does the staircase go in a bungalow loft conversion?

Usually in space taken from a hallway, small bedroom or cupboard. Its position is planned with headroom at the top and the fire escape route in mind.

Does a bungalow loft extension need planning permission?

Some rear dormers fall within permitted development, but front dormers, roof raising and properties in conservation areas usually need an application. Building regulations apply to all loft conversions.

What affects loft conversion cost on a bungalow?

The new floor structure, any steelwork, the size and type of dormer, the stair, bathrooms and finishes. A survey and written quote for your bungalow give a reliable figure.
