
Structural alterations are the one category of domestic building work where getting the specification wrong isn't just a cost or finish issue — it's a safety issue. The spec should confirm inspection is booked and included, and state who is responsible for submitting the final structural completion certificate.
Making good and interfaces
Once the steel is in, making good above and around the new opening — plastering, matching skirting, redecorating the affected walls and ceiling — should be named explicitly, along with how services (electrical cables, pipework) running through the removed wall will be diverted or protected.
