By the time an oast house comes up for renovation, it's usually been converted once already, often decades ago, using furniture and layout assumptions that never really suited the circular roundels. Renovating well means addressing that mismatch directly rather than simply refreshing finishes within the same compromised plan.

The roof volume above each kiln floor is also frequently under-used, heated inefficiently, or simply left as dead space, and a renovation is the right point to reconsider how that volume is used.

Furniture that fits a circle

Standard wardrobes, kitchen runs and shelving are all designed for straight walls, and fitting them into a roundel either wastes significant floor area behind the units or forces awkward gaps that are hard to keep clean and harder to look at. Bespoke, curved joinery templated directly off the actual wall is usually the only approach that uses the space properly.

This applies as much to kitchens as to bedroom storage — a curved run of units following the roundel wall makes far better use of a kiln's footprint than a straight run pushed against one chord of the circle.

Heat distribution in a vertical volume

Many kiln roundels retain a considerable vertical volume above the living space, and heat generated at low level rises and pools uselessly near the roof apex rather than warming the rooms people actually use. Previous conversions sometimes addressed this poorly or not at all.

Renovation is a sensible point to introduce a mezzanine, gallery floor or simply better-considered heating distribution that accounts for the volume rather than heating it as an afterthought.

Original ventilation openings and cowls

Many oasts had their original ventilation openings and roof cowls closed up or removed entirely at first conversion, sometimes losing a feature that could have been retained as a genuine architectural asset — a roof light, a ventilation stack repurposed as a feature, or simply a reminder of the building's original use.

Where these openings survive in any form, it's worth assessing whether they can be sympathetically reinstated or adapted rather than automatically treated as something to seal up further during renovation.

Floor level changes between stages

Oast complexes are often a mix of original kiln, working floor and later farm buildings joined together at conversion, and floor levels between these elements frequently don't align. A renovation touching circulation between rooms is the natural point to resolve level changes properly with a considered step or ramp, rather than leaving an awkward, poorly lit trip hazard.

Where structural floors need altering to correct a level mismatch, this should be engineered rather than packed out with timber shims, since the loads and spans involved in a converted kiln floor are not always straightforward.

Insulation without losing character

Original oast brickwork is solid and typically uninsulated, and internal insulation needs a vapour strategy that suits solid masonry rather than the standard cavity-wall approach used elsewhere. Getting this wrong risks interstitial condensation within the wall build-up.

Roof insulation at the conical structure is particularly specialist, since standard rafter insulation details don't translate directly to a hipped, radiating rafter arrangement, and a poorly detailed retrofit can leave cold bridging at every rafter.

Common questions

Is bespoke curved joinery always necessary in a roundel?+

For fitted storage and kitchens, yes in most cases — standard straight units either waste space or sit awkwardly against a curved wall. Freestanding furniture in the centre of a room has more flexibility.

Can original ventilation cowls be reinstated?+

Sometimes, if the structure survives in a repairable state. It's worth having a specialist assess this before assuming the feature is lost, since a reinstated cowl or roof light can become a genuine asset.

Why does heat pool near the roof in an oast?+

The tall, largely open volume above many converted kilns allows warm air to rise well above where people actually live, so heat generated at floor level often does little for room comfort without a mezzanine or a distribution strategy that accounts for the volume.
