How the initial site survey works

Before anything gets designed, someone has to measure the building that's actually there. An estate agent's floorplan, a Land Registry title plan, or a set of drawings inherited from a previous owner are starting points at best — none of them are accurate enough to design against, and relying on one is the single most common reason a scheme has to be redrawn once work is under way.

The initial site survey is the visit that closes that gap. It's a measured, physical exercise, not a conversation about ideas, and the quality of everything that follows depends on how thoroughly it's done.

Measuring the structure and the levels

Room dimensions get taken at floor and at height, because older buildings are rarely square and wall thicknesses vary from room to room. On a single-storey extension this matters for setting out; on a loft conversion it can decide whether standing headroom is achievable at all once joists, insulation and a new floor build-up are accounted for.

Levels matter as much as plan dimensions and are far more often skipped. A sloping garden, a step between an original house and a later extension, or a floor that's settled slightly over decades all change what a new structure has to do to tie in. On sites with any noticeable fall, a level survey using a laser or dumpy level should be part of the visit, not an afterthought once groundworks start.

Identifying construction type and constraints

Cavity brick, solid wall, timber frame, non-traditional post-war systems and traditional timber-framed construction all behave differently when you cut into them, and the surveyor needs to identify which one is in front of them before any structural assumption gets made. Where it isn't obvious from outside, a small inspection opening is worth making rather than guessing.

Constraints get logged at the same visit: overhead cables, a shared access drive, a tree with a preservation order, boundary fences that don't match the title plan, and any visible sign of movement or damp. Raising these at survey stage means the design can work around them, rather than the project stalling later when someone finally notices.

Recording services, access and drainage

Where the incoming water, gas, electricity and drainage actually run rarely matches the diagram in the seller's paperwork. Manhole covers get lifted and traced where possible, meter positions are noted, and any visible external stopcock or isolation point is recorded, because moving or protecting these becomes a real line item in the specification.

Access is recorded too: how materials and skips will reach the site, whether a scaffold license from the council will be needed for a pavement, and whether neighbouring properties are close enough that access rights need agreeing before work starts.

Turning the survey into a workable brief

Once the building has been measured and its constraints logged, the brief gets tested against what's actually possible rather than what was originally imagined. A wall that turns out to be load-bearing, a drain that runs straight under the proposed extension footprint, or a party wall that's shared with a neighbour all change the conversation before a single drawing is produced.

This stage is also where realistic budget ranges start to take shape, because the scope of structural work, drainage diversion or access difficulty is now known rather than assumed.

Kent and East Sussex specifics

On sites within a conservation area, an Area of Outstanding Natural Beauty, or close to a listed building, the survey should also record anything relevant to those designations — original windows, boundary walls, or features that a conservation officer at Ashford, Maidstone, Tunbridge Wells or Rother might take an interest in later.

Sloping plots are common across the Weald, and a level survey is particularly important on these sites, since a modest-looking rear garden can hide a fall of a metre or more across the extension footprint.

How long does an initial site survey take?+

It varies with the size and complexity of the building, but a straightforward extension survey typically takes a couple of hours on site, with more time needed where levels, drainage tracing or an inspection opening are involved.

Do I need a survey if I already have an architect's drawings?+

Yes, if those drawings weren't produced from a fresh measured survey of the building as it stands now. Drawings based on an old plan or someone else's measurements should still be checked against the real building before pricing or building control submission.

What happens if the survey finds a problem?+

It gets recorded and factored into the design rather than ignored. A shallow foundation under a bay, a shared drain, or an unexpected structural wall doesn't usually stop a project, but it does change how the scheme is designed and priced.
