Define the use before comparing prices

A place for occasional warm-weather hobbies has a different brief from a room occupied throughout the working week. Heating, ventilation, lighting and insulation follow that pattern of use. Equipment, desks or exercise space also influence clear dimensions and usable wall areas. Put the main furniture on a plan before settling on glazing or a footprint.

Be specific about comfort and facilities. A desk and electrical sockets are not the same brief as a workspace with data provision, fitted storage and regular winter occupation. Water or a washroom introduces drainage and additional service work. Garden room cost becomes easier to compare when each builder prices those same requirements rather than interpreting a broad room label differently.

What the complete build should describe

Access and ground preparation are site-specific

A room at the end of a clear garden has different handling needs from one reached through a narrow passage or over steps. Materials, equipment and spoil all need a route. Restricted access may change deliveries, labour and the construction sequence. Discuss protection of retained planting, paths and boundaries during the site assessment rather than leaving it as an assumption.

Foundations must suit the ground and structure. Slope, trees, drainage and existing surfaces affect what needs preparing beneath the room. Ask what site information informs the proposed support system and what happens if unexpected conditions are found. Confirm whether excavation, removal of spoil and making good are included; a structure price without ground preparation is not a complete installed quote.

Insulation is part of a complete envelope

For regular use through the year, consider the floor, walls, roof, doors and windows together. An insulated wall cannot compensate for poorly detailed openings or an unsuitable floor build-up. Weather protection and moisture control matter alongside warmth. Ask for the construction layers and junction approach, not just the name of an insulation material.

Glazing affects daylight, privacy and summer heat gain. A large glazed face may reduce usable wall space or require shading, while rooflights create a different light pattern. Heating and ventilation should suit the proposed room and occupancy. A seasonal shelter and a room specified for frequent winter use are different projects even when the external dimensions match.

Read the inclusions and exclusions

• Check whether the offer covers supply only, a shell or a finished room.
• Ask for the foundation, floor, wall and roof systems to be named.
• Confirm glazing, door hardware, internal lining and decoration.
• Identify connection routes, testing and supply responsibilities.
• Check access arrangements, waste removal and garden making good.
• Clarify relevant design, approval and inspection work.

Connections and fit-out need their own scope

Electricity needs a suitable supply and installation route, not merely sockets in the finished room. Data, lighting and heating should be planned with furniture positions. Water and foul drainage add further requirements. Existing capacity and the route from the house need checking before those connections are treated as straightforward additions.

Internal finishes determine whether the room is ready to use. Flooring, wall lining, trim, decoration and fitted storage may be separate from the structure price. Clarify who supplies these items and whether installation is included. Changes made after work begins can affect several completed elements, so resolve the main finish and service decisions while the specification is still being developed.

A product listing is not a site quote

An advertised package may omit groundwork, delivery restrictions, utility connections and finishing. Multiplying a product price by floor area does not bring those omissions into the budget. Even where two rooms appear similar, their envelope, glazing and installation scope may differ. Use the listing to identify questions rather than as a substitute for a site-specific proposal.

Compare written quotes against the same room brief, drawings and finish schedule. Ask for assumptions and provisional items to be visible. This helps distinguish a lower total produced by a simpler specification from a genuinely comparable build. It also lets you change optional features without confusing them with the foundations and services the room needs.

Choose the space before choosing the package
