    Step 1: Define your goals clearly. Before contacting any builder, write down exactly what you want to achieve. Prioritise your wish list into 'must haves' and 'nice to haves'. This clarity will save weeks of back-and-forth later.

    Step 2: Set a realistic budget. Research typical costs for your type of project and add a 10–15% contingency for unexpected issues. Be honest about what you can afford — a good builder will help you achieve the best result within your budget.
